Brook Avenue scheme secures planning approval from Brent Council

Brook Avenue has secured a resolution to grant, following a unanimous decision at Brent Council's Planning Committee. The project, developed by PRP’s architecture and landscape teams for clients J Group and Vfund, is located near Wembley Park tube station.

The scheme will deliver 517 co-living studios and substantial amenity spaces, together with 100 on-site affordable homes, to create a mixed and balanced community. The architectural design takes a consistent approach to all buildings, regardless of their tenure, ensuring a well-balanced and high-quality environment for the future community that will live here.

Interlocking blocks, ranging from 4-14 storeys, are oriented to maximise views to the Brook, light penetration, and dual-aspect homes, whilst minimising overheating. The site shares a boundary with Wealdstone Brook and benefits from numerous existing landscape assets, including mature trees and lush greenery along the Brook edge.

The design places the landscape at the heart of the scheme, celebrating the site's natural assets and providing approximately 70 new trees and significant planting to achieve a biodiversity net gain of 13 per cent and an urban greening factor of 0.57. A new public square with seating areas and play space connects the street with the edge of Wealdstone Brook.

A striated approach to the facades imitates natural rock formations emerging from the landscape, making use of four complementary brick tones that transition upwards from dark to light on the elevations and from east to west to respond contextually to the surroundings.

The development will achieve a 67 per cent reduction in carbon emissions for the co-living and residential components and is enabled to meet a BREEAM multi-residential rating of Excellent and Platinum Well Building standards for the co-living buildings.
