PRP is celebrating the successful delivery of three new developments at Wembley Park, London. Known as the Eastern Lands, these new developments bring 1,834 more homes to Quintain’s thriving 85-acre site alongside 10 ground floor retail units, a 29,000 sq ft gym, 3,000 sq ft crèche, public Multi Use Games Area and the first phase of a new seven-acre park.

The three schemes named ‘Canada Gardens’, ‘Madison’ and ‘The Robinson’, showcase exemplary design, vision, project management and collaboration, resulting in a best-in-class London lifestyle experience with an innovative rental offering, curated neighbourhood retail and exceptional new public realm. PRP is the lead architect designer across all Eastern Lands sites and the landscape architect for The Madison and Canada Gardens.

Canada Gardens

With 743 BtR homes, Canada Gardens is the largest development at Wembley Park with a project value of £211m. 303 of these homes are classed as Discount Market Rent; pepper-potted throughout the development to ensure they are tenure blind.

Designed for family life with up to three-bedroom apartments, residents of this completed development have access to outstanding amenities, including an acre of private podium gardens including a children’s play room and pirate ship, work-from-home sheds, allotments and a greenhouse, overlooking the neighbourhood’s new public park; an expansive rooftop terraces with views across London; and a residents’ clubhouse served by an F&B retail unit below.

The Robinson

Neighbouring Canada Gardens, The Robinson development is aimed at sharers, with up to four-bedroom homes. Its playful, unique amenities include rooftop caravans, a hot tub and a Sky Lounge with the longest sofa in the UK. The Sky Lounge, which wraps around a courtyard on the 16th floor, is accessible by a slide from the rooftop and includes a London Taxi coffee bar.

The Madison

The development, which overlooks the iconic Olympic Way, includes an architecturally landscaped podium, children’s playpark and elegant BBQ spaces with views to the neighbouring national stadium. Two buildings within Madison have been sold to London Borough of Brent’s i4B affordable housing subsidiary for key workers and to Legal & General affordable homes.

The public realm delivered alongside Eastern Lands includes the southern portion of a new seven-acre park with stunning water features, fountain, outdoor exercise equipment, a Multi Use Games Area and seating areas.

The site Eastern Lands site houses a low carbon energy centre operating a district heating network to serve thousands of Wembley Park homes and commercial units. All three sites have Envac integrated; an innovative system that sucks waste and recycling down underground tunnels at 70kph to a collection centre at the edge of Wembley Park, minimising the use of refuse lorries and negating the use of ground-floor bin storage facilities for residents.

The three sites have seamlessly integrated an underground parking network within the residential developments, serving residents as well as Wembley Stadium on event days. The parking provision at Eastern Lands includes over 160 spaces for coaches, over 200 accessible parking spaces, 330 residential car parking spaces and over 1,000 bicycle spaces. The parking facilities link to Wembley Stadium via pedestrian bridges. Delivery of the Eastern Lands sites, totalling 14 buildings, amongst an already active residential neighbourhood took exceptional logistical management and collaboration.

James Saunders, Chief Executive Officer of Quintain commented: “The completion of Eastern Lands is a milestone in our history as a mixed-use developer and the culmination of years of hard work from our exemplary team who have taken great pride in delivering this new quarter of Wembley Park - an incredible achievement, particularly during the Covid-19 pandemic. The 85-acre site already offers a diverse range of homes, an impressive entertainment and leisure offering, Grade A offices and acres of public realm. The team and I look forward to continuing to deliver the Wembley Park masterplan which this year includes the rest of a seven-acre park."

Richard Harvey, Partner at PRP commented: “Our long-standing collaboration of over 15 years with Quintain and Sisk at Wembley Park has been second to none, embracing innovation and quality through design to shape a vibrant and inclusive community for the residents of Brent. This latest milestone marks a significant step in the completion of this transformational residential project for the city of London."
