After a 10-month fire remediation project, Tower Hamlets Community Housing's Claremont Court received a new EWS B1 certificate. PRP's development consultancy team acted as architectural advisors and undertook the PAS9980 assessment.

Claremont Court, built in 2010 and home to 45 leaseholders, was previously a B2 building, meaning it required remedial works to improve the safety of the building.

The remediation project was one of the first in the country to use the new PAS9980 methodology. The PAS9980 standard was developed by the British Standards Institution (BSI) in January 2022, as a new code of practice for managing and reducing fire risk in high-rise residential buildings. The £3 million project was funded by developers, Hill, to ensure costs were not at the expense of residents.

Improvements first began in 2022, when we installed new fire alarms and carried out fire compartmentalisation work. In February 2023, the remediation project began. The project involved removing combustible insulation and replacing defective fire barriers and timber cladding with safe materials.

Other works included the removal of balcony cladding, balcony soffits, glazing to the top floor panels, and the balcony’s gulley and rainwater system.
