Landmark scheme delivers 80% social housing in landscape-led community

The final phase of the 931-home One Woolwich masterplan has received planning permission from the Royal Borough of Greenwich. The Maryon development, designed by PRP for Lovell, will deliver 165 new homes, significantly boosting social housing provision with 80% of these homes provided at social rent by the borough. 

Within the One Woolwich masterplan, Maryon sits to the south of Morris North, now occupied by residents, and Morris South, which is currently under construction. The development will comprise 43 houses and 122 flats, offering a diverse mix of 1-bed, 2-bed, 3-bed and 4-bed homes suitable individuals and  families.

Maryon is a landscape-led development which has had to address the site's substantial level variation of 9.71 meters. PRP’s design team responded with an inclusive and innovative strategy that ensures accessibility across all levels. A biodiverse corridor will absorb the pronounced east–west level changes, while taller building elements were strategically positioned at lower elevations to mitigate the overall massing impact.

With a strong emphasis on green space, the design thoughtfully integrates green boundaries, natural play areas, biodiverse corridors, and green roofs. These features are introduced to transform a site historically dominated by road infrastructure and lacking adequate recreational amenities.

Construction of Maryon is expected to begin in late summer 2025, and as the final piece of the One Woolwich masterplan, the scheme marks a significant step forward in delivering lasting regeneration and inclusive growth across the borough.
