Planning consent secured for landmark £330m Belvedere development project

Aitch Group and PRP are thrilled to announce the approval of outline planning consent for their landmark New Belvedere scheme to bring the site from industrial land to residential. This marks a significant milestone for Aitch Group, regenerating an under-utilised industrial site, delivering 1,250 new homes and a vibrant community hub.

On the edge of Belvedere, the New Belvedere project is designed to create a new neighbourhood while aligning with Bexley Council’s Local Plan Allocation. It aims to seamlessly blend residential, commercial, and communal spaces, fostering a thriving neighbourhood enriched with green open spaces, commercial amenities, and enhanced connectivity.

The New Belvedere project will feature a variety of housing types, including affordable and family-sized homes, with private amenities for each residence and secure communal gardens – at price points accessible for all of the community. Additionally, the development will deliver numerous community benefits, including over one hectare of new green open space, a public square with over 500 square meters for commercial or community use, and upgraded pedestrian links to Belvedere Station and throughout the neighbourhood.

Given the proximity to Frank’s Park, the plans also seek to invest and promote the use of the park’s facilities. Frank’s Park is approximately 400 meters to the south of the site (about a 5-minute walk) and provides 17.9 hectares of woodland, open parkland, and a playground. The plans focus on strengthening connections to Frank’s Park as well as possible improvements to the park’s existing play provision and recreational facilities.
