Green light for Riverside and Mount Anvil’s 400-home Tiller Road Estate transformation

Housing association Riverside and London developer Mount Anvil have received planning approval from the London Borough of Tower Hamlets for the delivery of 400-homes, including 137 affordable homes, at the Tiller Road Estate in the Isle of Dogs. 

The estate transformation scheme was designed by PRP Architects and shaped through hours of conversations between the joint venture partners and Tiller Road residents, resulting in 90% resident support for the development. 

The affordable housing provision includes new high-quality homes to replace those in the three existing buildings on the estate, the residents of which will be the first to move into the new development.

A new north–south pedestrian green link, two community spaces, a landscaped courtyard with a play area, and a community garden will also be delivered alongside the new homes. 

The Tiller Road Estate is part of Riverside and Mount Anvil’s growing partnership which also includes the 218-home transformation of the nearby Bellamy Close and Byng Street Estate, 149 new homes at the Friars Close Estate in Southwark, and 262 affordable homes within the 854-home masterplan at Royal Eden Docks in Newham.

According to social value measurement partners, HACT, Mount Anvil and Riverside are forecast to deliver over £4.5m in social value for the Isle of Dogs alongside local partners, Has well as Mount Anvil’s established partners the London Lions basketball team, and Royal Botanic Gardens Kew. Through Mount Anvil and the GLA’s Makers & Mentors education and mentorship programme, younger Tiller Road residents have also participated in work experience weeks with the developer.
