This supported housing for older people is a compact three-storey building in a palette of contemporary materials and the first significant demonstrator project for the Cornwall eco-town near St Austell. It achieved a BREEAM outstanding and includes green sedum roofs and enough photovoltaics to supply 70% of the building’s electricity.

The site is located in the centre of a large community but, with a single access route giving it a secluded character with distant views to the sea. The exemplar project adheres to HAPPI principles, which is already having a positive impact on residents’ health according to initial research findings.
