Caxton Road provides 75 high-quality homes, of which 39 per cent will be affordable homes either for London affordable rent and shared ownership. The scheme has been designed to be truly tenure blind, with tenure shared entrances, bins and cycle stores and communal amenity spaces. This approach ensures social integration and creates a strong sense of community and place.

Recognising that the scheme sits within a primary shopping area and the evolving needs of businesses, especially in these unprecedented times, commercial spaces have been created with flexibility in mind. These can be easily subdivided or combined, should demand require it, and have been strategically located to maximise visibility, access and footfall. Engaging with the yard street are a number of double height maker spaces.

The form of the build has been imagined as a composition of blocks orientated around a central courtyard, all joined together with shared deck access. This approach has allowed for all homes to be dual or even triple aspect. The courtyard expresses itself as a place in its own right, joining the blocks together and spilling out between the gaps. For the viewer from the public realm this creates a glimpse of what lies beyond.
