PRP Planning gained planning permission for the demolition of an existing property and the subdivision of the plot to deliver 3 large detached family dwellings. Due to the sites location within the Crown Estate, it was necessary to undertake an in-depth analysis of plot sizes and ratios to demonstrate that the proposals were not out of scale with other dwellings in the surrounding area. Whilst the proposal sat within the higher density ranges of those in the Crown Estate, due to the site being located at the entrance to the Estate and close to the denser village centre, we were able to argue that a transitional development between the two character areas would be the most appropriate design solution for the site.
