Bollo Lane is a modern building in the heart of West London, featuring 84 'Pocket' homes, 28 private sale apartments, and flexible office space.

With a site bounded on three sides by railway tracks and a client who prides themselves on offering one bedroom apartments at least 20% cheaper than the surrounding market rate, modular construction became the obvious approach. The speed of construction resulting from the modular approach saved money, bought in sales revenue much earlier, and provided a better quality product with far fewer defects than traditional construction.

Designed to Pocket Living's strict design codes, the high quality building design responds to its local context both in materiality and scale. The attractive scheme not only creates local employment opportunities and affordable housing for first times buyers but also provides generous communal terraces and internal lounges, promoting social interaction - significantly increasing social value and personnel well-being.

PRP was deeply involved in the design and the development of the construction system from concept, through to delivery and finally client fit out on-site, delivering the scheme on time and to budget. Volumetric construction has allowed Pocket Living to offer homes to first-time buyers at a lower cost, creating the perfect living space for today's busy city maker.
