Brookwater House comprises the redevelopment of a former council-owned residential care home site near Enfield town centre to provide a stunning 82-bedroom nursing home including dementia care. The accommodation is arranged in clusters of bedrooms each with its own dedicated communal facilities. This allows for flexibility of nursing and different levels of care to be grouped together.

The main entrance also affords access to separate shared communal functions such as a café, private dining room, pub, salon and shop.

The building is organised on the site to create a strong residential street frontage along Oakthorpe Road to the north using traditional forms such as bays and gables with contemporary detailing in London stock brick.

The southern edge of the site is bounded by the New River and a riverside path. All of the upper floor bedrooms facing the river have balconies with beautiful views. The majority of the communal facilities are also oriented towards the river and lead onto generous terraces. The balconies and terraces provide natural shading to the south facing façade.

The shape of the footprint creates a natural courtyard garden area overlooking the river. There are also garden areas at the west and east ends of the site. All the gardens are linked with a meandering path running parallel with the river.
